Our fees
As we are professional financial advisers, we charge a fee for our services. There is no charge to you, as the customer since the lenders pay us a commission. This has no effect on your home loan fees or interest rates. In rare cases, we might charge you a fee, but this will always be disclosed to you upfront.
If a mortgage is repaid within 27 months of your mortgage settlement or your insurance policy is canceled within 24 months of the in-force date, Mortgage Science will be required to repay some, or all, of the upfront commission received, by the lender or provider. This is known as a “commission clawback”.
If the lender or provider charges Mortgage Science with a commission clawback, due to early settlement or cancelation of the mortgage or insurance arranged for you, Mortgage Science will ask you to repay to Mortgage Science the commission that we must repay to the lender or provider, to a maximum of $2,500, as cost recovery for the service provided. This fee has been calculated on an average of 10 hours of advice, negotiation, and administration to complete and submit your loan or insurance application, at an hourly rate of $250, per hour.
You will NOT have to pay a fee if:
a. Mortgage Science was given the opportunity, but was unable, to get a subsequent finance approval or provide an alternative to your insurance policy, or
b. You paid an agreed, up front, fee when the mortgage was originally drawn, and Mortgage Science did not receive any commission. This is the case with most short-term loan contracts.
If you are considering paying, refinancing your lending, discharging your mortgage, or canceling your insurance policy, please contact us so that we can offer our services to assist you. This could help us both avoid unnecessary costs.
Commission
For services in relation to insurance and loan products, commissions may be paid by the product provider as follows:
Initial commission - a percentage of the value of your loan balance or insurance premiums
Ongoing commission - a percentage of the value of your outstanding loan amount or insurance premiums, usually calculated at the end of each month in which you hold the loan, or on renewal of insurance products.
Conflicts of interest or other incentives
We are here for our clients and to advise you as best we can. Your interests are our priority although we do have business relationships with product providers also.
From time to time our product providers assist us with funding so we can bring our advisers together for conferences and professional development training.
How we manage any conflicts of interest
To ensure our advisers prioritise our clients’ interests:

We follow an advice process that ensures our recommendations are made appropriately, based on clients’ goals and circumstances.

All our advisers undergo annual training about how to manage conflicts of interest.

We maintain registers of conflicts of interests and the gifts and incentives we receive. These registers are monitored regularly, and additional training is provided as required.

We undertake an annual independent Compliance Assurance Review.
Our duties and obligations to you
We are bound by the duties of the Financial Markets Conduct Act (431I, 431K, 431L, and 431M) to:

Meet the standards of competence, knowledge, and skill set out in the Code of Conduct

Give priority to the clients’ interests and
-
Exercise care, diligence, and skill and
-
Meet the standards of ethical behaviour, conduct, and client care set out in the Code of Conduct.
Our Internal complaints process
If you are not satisfied with any part of our service, please email martin@nortgagescience.nz or call 06 391 7622 so that we can try to remedy the problem. Once received, we will acknowledge the complaint within 24 hours, provide a way forward (may require further information) and aim to have a resolution within 7 days although if this is not achievable, we will let you know.
Our external complaints process
If we cannot agree on how to fix the issue, or if you decide not to use the internal complaints scheme, you can contact our external disputes resolution scheme – Financial Services Complaints Limited (FSCL Limited). This service will cost you nothing and will help us resolve any disagreements.
